This conveyance is made subject to tne following conditions and restrictions which sh~ll be conatru- _

Subject #,o existir~g easements, if any and to eaaements shown on subdivi~inn plat. ;
1. No building ather than one private dwelling and garage (carporte) shall be erected on this lot. _ -
'rhe dwelling shall have an inside livable floor area of at least 600 aq~are feet and the gArage (car-
porte) at least 180 square feet and shall be located at least 30 feet from atreet or back line, 2~ feet from ~
side street lines and 10 fee~ inside linea of such lot. In case of single ownership of mor.e th~n ane lot,
this covenant shall apply to the parcel owned as a whole. A duplex or guesthouse may not be erected ex- ;
cept with express written approval of Grantor. ;

4. No outside toilet facilities wili be permitted and septic tanka must be erected and maintained in
a manner aa prescribed by the St. Lucie County Board of Health. No drainage may be located within 25
feet of an adjoining lot, 50 feet of a waterfront.lot, or 60 feet of any well. ~
; ~ 5. No tQnt, trailer~ or any temporary type of etructure ahall be used as a residence, and the lot
~ ahall not be used for storing,any materiats except construction in progress. ,
- 8. No fence~~ wall~ hedge. trees or shrubs which obstruct vision between 2 and 6 feet above road-
ways will be permitted on any cor?ier lo~. And any fence, hedge or shrubbery on a waterfront site that
is within 30 feet of the water line can ~iot exceed three feet in height.
No activlty will be permitted which is a nuisance or annoyanee to the neighborhood. Household
pet,9 are permitted if not mai~tained for any commercial purpose. •
~ 8. No aign can be displayed except one profeasional aign or a"Sale" or "Rent" sign of not more
- than one square foot. .
