To keep the buildings now or hereafter on said lands insured against loss by fire, lightning, wind• i storm, hurricane or tornado or such other hazards as may be now or hereafter cequired by the mortgagee ~ in such amount as witl be satisfactory to said mortgagee in a company or companies to be approved by said _ mortgagee, and the said policy or policies to be approved by said mortgagee, and the said policy or pol~cies to be held by and payable to said mortgagee, its successors, legal representatives or assigns: and in the event any sum of money becomes payable under such policq or policies the mortgagee, its successors, lega! repre- sentatives, or assigns, sh~ll have the option to receive and apply the same on account of the indebtedness . The mortgagors fucther covenant and agree to keep the personal property located upon said lands insured in an amount and against such risks as shall be satisfactory to the mortgagee, such insurance being sabjett to the foregoing provisions of this pacagraph. Failure of the martgagors to effect said insurance, ot any portion thereof, or to pay the premiums thetefor, or to repay the mortgagee for premiums advanced ~ therefor shall give the mortgagee th~ right and option to declare the entire principai balance, togethce with , al1 interest and advances made theceunder~ dae and payable with the further option of immediately foteclos- ~ ing this mortgage for the nonpayment thereof. . ~ ~ - - 5. To procure or cause to be ~ procured from the mortgagee or from some other insurance company , satisfactory to t}~e mortgagee a policy or policies of life insurance of a kind satisfactory to the mortgagee in an amount aatisfactory to the martgagee on the life of some gerson acceptable to the mottgagee as an in- ~ surance risk, and to pay or cause ta be paid as they become due a1I premiums on said policy or policies and, ~ as additional collateral for the indebtedness herebg setured, to keep said policy oc policies tonsiantly assigned ~ to the mortgagee in accordance with the terms of a form of assignment sat~sfactory to the mortgagee. 6.
