9. The grantee, his le$see or family, is given permission to use for ftshing or bathing or boating the
Lakes~l~nd Canal~ ag shown on Plat of Lakswood Park,•but Grantee.may nat construct anythi~g extend- ~
ing into or over the waters of the canals or lakes. No boats $}iall be anchored~ off shore in the canalq or ~
lakea, ~nd when not in use shall be k~pt as closely ad3acent to the bank as a~€ety allows to the end that
navigation of the waterways will not ba impeded. Any use of the canals or lakes shall Ue at the sole and ~
' absolute risk of the person so using.
10. No filling or dredging may be done•beyond flny lot IinQ, nor shall any cutting of boat slips or - 4

similar excavating ~vithin the lot line be done; nor any bulkhead or sea wallbe built until plans have been

12. Portions of the Plat marked "Reserved" is the private property of the Grantor and not aubject to
~ these conditions and restrictions and the Grantor reserves the right to release in ~vhote or in part any
r~ restriction hereunder or to include in any contraet or deed hereafter made any additional restrictlve
, covenants providing same nre nat inconsistent with these herein contained. ;1 ~
. i3. Any and all rights and reservations of the Grantor herein included may be tranaferred or as- ~
aigned by thQ Grantor to a Property Owners Association or some corporate or non-corporate organixation (
whose purpose it is to provide for the welfare of Lakewood Park. All purchasers of residence property
are to be uutomatically entitled to membership and voting rights in an association of Owners to be form-
, ed for the purpose of enforcin~ the convenants and maintaining the high standards of Lakewaod Park, f
All owners shall be entit~ed to equal ri~hts in the use of streets, park ares~s, lakes and canals and any
' other use of property which shall be set apart by the Grantor and be maintained by the Property Own~ ~
. ers Association when formed or a corporate or non-corporate organization. Grantee will payo$11 for ;
each lot to Grantor, his norininees or assigns, on February 1, of each year, said sum to be used for. gen-
' eral maintenance, . ;
~ 14. The Grantor reserves to itself the ru~us and wAys shown on tlie Plat referred to herein and re- ~
- serves the right at any time to dedicate all roads or ways shown on Plat to public use or to convey same ;
j; to the State, County or City or any agency thereof. • ~
15. For the breach of Any of the above restrictions, the ~rantor shall be entitied to apply for relief ~
by injunction in addition to any other remedy and faiture of the Grantor to enforce a restriction her~in ~
_ ( shail not be deemed. a wavier of a right to do so thereafter as to the aame~ a prior, or subsequent breach.•
