. 3. To comnit, permit, or suffer no waste, impairment or deterioration of

4. To pay all exp~nses reasonably incurred by the Mortgagee because of.fail-
~ ure of the Mor•tgagor to comply with the agreements in that note or this Mortgage, in-
_ cluding reasonable attorney's f~es and title searches. The cost thereof, with in- ~
terest thereon from-the day of payment at the same rate as specified in that note,
shall also be secured by this Mortgage. ~

- 5. Not to convey all or any portion or~interest in the mortgaged property
without the prior written consent of Mortgagee. ~ .
. 6. Ir any payment provided for in~that note is not paid within 30 days after
it becomes due, or if any agreement in~this mortgage othe~ than the agreement to make
the payments is breached, the entire unpaid principal balance of_that note shall im-
- mediately become due.~t the option~of-the Mortgagee and Mortgagee may foreclose this ~
