~ And the Mortgagors hereby covenant with the !Aortgagee, that they are indefeasibty seized of said land in fee simple; that ~
they have full power and lawful right to convey the same in fee simple as aforesaid; that it shall be lawful for the hlortgagee,
at all times peaceabiy and quietly to enter upon, hold, occupy and en'oy saic~ land, and every part thereof; that the land is and -
will reniain free from all encumbrances; that said Mortgagors will make such fu~ther assurances to prove the fee simple title !o -
said land in said Mortgagee as may be reasonably required, and that said Mortgagors do hereby fully warrant the title to said land,
and every part4hefeof, and will defend the same against the lawful claims of all persons whomsoever.
PROVIDED, ALWAYS, that if. the Mortgagors shall pay unto the Mortgagee the indebtedness to Mortgagee.in the principal •
sum of $ E,000.00 as_evidenced by that certain promissory note of even date herewith, executed by JQ~n Edw~rrl
Gatz and ~velyn Ruth Gatz, his wife - and payable to the order of Mortgagee, with interest and
upon the terms as provided therein, the final maturity date of wh3ch note and of this mortgage being J~mP ~ , ~ ~
~ 19 which note provides that all instalments of principal and interest are payable at the office of payee, ~
l~4~t St . I,t1C? e , Florida, or at such other place as the holder may designate in writing, and that each maker and ~
endorser agrees to pay all costs uf collection, including a reasonable attorney's fee, upon detault in the payment of said note,
and that it default be made in the payment of any instalment thereunder and that if such default is not made good_in accordan~e
