That no waiver of any covenant herein o~ of tt~~e obligation secure~i hereby shall at any time thereatter be t~etd to be a waiver oi the terms hereof or of the note secured hereby. - 12. That if the Mortgagors default in any of the covena~ts or agreements cantained herein, or in said note the~ the htortgagee may pe~torm the s~mc+, and all expenditures (including rEasonabls ati~rney's fees) made by the Mortgagee in so doing shall draw interest at the rate o( eight percentum (8%) per annum, and shall be repayable immediately and without demand by ~ ihe Mortgagors to ihe Mortga~ee, and, togetl~er with interest and costs accniing thereon, shall be secured by this mortgage. 13. That the mailing of a written notice or demand addtessed to the owner of record of the mortgaged premises, or directed to the said owner at the last address actuatly turnished to the Mortgagee, or directed to said owner at said mortgaqed premises, ~ and mailed in the United States mails, shall be sut(icient notice and demand in any case arising under this instrument and re- quired by the provisions hereof or by law. ; ~ 14. This Mortgage shall secure not onty existing indebtedness, but also such future advances, wheth~r such advances are ~ ob!igatory or to be made at the option ot the Martgagee, or otherwise, as are made within Mrenty (20) years from the date here- ~ of, to the same extent as if such future advances were made on the date of the execution of this moitgage, but such secu~ed ~ indebtedness shall not exceed at any time the maximum principal amount of ~ 6~000.00 , plus interest, and any disbursements made for the payment of taxes, levies or insurance, on the property covered by the lien of this mortgage, with in• f terest on such disbursements. - - ~ i - ~ ~ The covenants herein contained shall bind. and the benetits and advantages shall inure to, the respective h+~irs, executors, ~ administ~ators and assigns of thc parties hereto.
