' interior of aXl buildings in good condition and to maitttain £ire and
ex~ended coverage insurance on the auildings in an amoun~ of not l~ss
than the ba~ance due the Sellers under this Agreement or the maximum
insurable value of the propextys whichev~x is less.
Requi.red documentary stamps shall be placed on ~he Deed by the ~
Purchasers. The required documentary s~amps on the secon3 mortgage
shall be divided as follows: The intangib.Ze ~ax on ~t shall be paid by .
the-seller, and the stamps on ~he note shall be paid by the purchzser.
The time of payment shall be of essence and in the event of any
default in payment of any part of the p~rchas~ money trortgage ~ aid ~hen it
becomes due or in the perf~rmance of any other obliga~ions assumed by the
Purchaser in this Agreement, and in the event the default shall continue
for a peribd of thirty (30) days, then the sellers may insist the whole
of the balance under this agreement as imm~ediately due and payable and
~ collectable , or the seller may,rescind this agreement retaining the
- c~sh consideration paid for it as liquidated damages, and this agreement
~ then sha12 become null and void. In the ev~nt that i~ is necessary for .
the sellers to ~nforce this agreement by foreclosure proceedin~s, or
~ otherwise, all co~ts of these proceedir~gs, including a reasonable attorney .
_ fee, shall be paid by the purchaser.. The obligationsthat benefit under
~ this contract shall extend to the_personal representative~, heirs arid
assigns, of the respective parties hereto. ~
~ At ~he time the sixtieth (60) payment is made a~ required herein,
