2. To ~u~fer no waste or impairment of the real prop~rty
described herein.
3. 'Po allo~ no liens to be placed on the above described
p.r~perty f.or materials furnished or labor performed thereon, and
if such liens are so placed, the same may_be paid by the parties
o~,the first part and~each such payment, plus interest ther~on

4. To pay a reasonable attorney's fee and all Court
costs should the parties of the first part be fcrced~to take ~

. ~parties of the second part breach this Agreement and refuse to
quit the_premises, making it neces~ary to brin~ evictidn pro-
ceedings against them or should the parties of the first part .

~ ~ . 5. To .,r:;:omptly pay each ~ and ever-y installment hereunder
- as the s~me becomes due, time of payments being of the essence.
NOW, if the parties of~the second part shall make the pay-
ments and perform the covenants hereinbefore mentioned on their
part to be performed, then the parties of the first part will
forthw~ith tender a good and suff icient warranty-deed of convey-
ance to the parties of the seeor.d part. -
IN THE EV~NT OF FAILURE OF the said_parties of the second -
~ _ part to make.any of the payments, or any part there~f, promptly -
~ on-the dates specified, or fail to perform any of the covenants
~ on their part hereby made and entereu into, this contract shall, ~
E at the ~~tion of Ln~ ~~r~ies of ~h~ first part, be forfe~ted
and terminated, and the parties of the second part shall for-feit -
~ . all payments made by them under this contra~t, and such payments
' shali be retaineci b~ the said parties of the first part in full _
_ satisfaction anG liquidation of all damages~by them sustained; _
and the said parties cf the first part shall have the right to
_ re-enter ~nd take possession of the premises aforesaid without
~ being liabie to any action therefor. _
