Lcndcr the rents of the Propeny. provided that Borrowcr shall, prior to acceleration undcr parag~aph 18 hereof or abandon-

Upon accckration under paragraph IR hereof ~r at~andanment of thc PropeMy, Lender shall be. entitled to have a
receiver appointod by a court to enter upon, take possession of and manage the Pmperty and to epllect the rents of the
Property. includi~g those past due. All rc~ts collecteci by Ihe receiver shall be applied first to payment of the costs of
management of ihe Property and collection of rents, ineluding, hut not limited to, receiver's fees, premiums an receiver's
honds and reasonable attorney's tees, and then to the sums secured by this Mortgage. The rcceiver shall be liable to account
only for those rcnts actually received.
. 21. Fature Advaocta. Upon rcqucst by Borrowcr, l.cnder, at 1_endcrs option within twenty years from the date of this
Mortgage, may make Futu~e Advances to Borrower. Such Future Advances, witB interest thereon, shall he secured by this
Mortgage when evidenced -by promissory notes stating ihat said nates are secured hereby. At no time shall the principal
amaunt of the indebtedness secured by this Martgage, not including sums advanced in accordance herewith to protect the

22. Rekase. Upon payment of al! sums secured by this Mortgage. Lender shall release this Mohgage without charge

23. Attoraey's Fees. As uscd in this Mortgage and in the Note, "attorney's fces" shall include attorney's fees. if any,
which may be awarded by an appellatc court. .
