This assignment shall serve as collateral securing that certain indebtedness owed by Assignor to Assignee in the amount of $10,000.00 evidenced by a promissory note dated June 6, 1984, and also secur- ing any other indebtedness of Assignor to Assignee. Assignee shall have the right from time to time, at its sole discre- tion, to direct payments on the above mortgage by the mortgagor thereunder to Assignee in reduction of Assignor's indebtedness to Assignee; provided, however, that this assignment shall be void upon payment in full by Assignor of all of such indebtedness and Assignor shall be credited with any surplus collected. Assignor shall not accept more than one month's mortgage payment in advance without Assignee's prior written consent.
