prior to entry of a judgment eaforcing this Mortgage it: 1a) Borrower pays Lender all sums which w~uld be the~ due u~der
this I?lortgage. the Note and nota stcuring Futurc Advances, if any, had ~o acceleration accurred; (bi Borrower cures
all breach~s of a~y other covenants or agn~eme~ts of Borrower contained in this Mongage; (c) Horrowcr pays all reasonable
expenses incurred by I.ender in enforcing the cove~ants and agreements of Borrowet contai~ed in this Mortgage and in
enforci~g Lender's remedies as provided in paragraph 18 hercof. including, but not limited to, reasonable attorney's fees: and
(d) Borrowe~ taka such action as Lender may reasonably requirc to assure that the lien of tfiis Mortgage. Lender's i~terest
in the Properry and Borrower's obiigation to pay the sums securod by this Mortgagr shall continue unimpaired. Upon such
payment and cun by Borrower. this Mortgage and the obligations secured hereby shall rcmai~ in full force and effect as if
no acceleration had oceurnd.
2~• Assigamen! of Reatx Appolntmeat of Receiver. As additional security hereunder, Horrower hereby assigns to
• Lender the rents of the Propeny. provided that 8orrower~ shaN, prior to acceleration under paragraph ! 8 hereof or abandon-
meat of the Property. have tht right to collect and retain such rents as they become due and payable.
Upon acca!eration under paragraph 18 heroof or abandonment of the Property. L.ender shall be entitled to have a
- receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rents of th~
Propeny, inciuding those past due. All rents collected by tht rectrver shall be applied first to payment of the costs of
management of the Property and collection of rents, including, but not limited to. receiver's fees, premiums on receiver's ~
bonds aiid reasonable attorney's fees. and then to the sums secured by this Mortgage. The roceiver shalt be liable to account
only for thos~ rents actually received.
21. Fntare Advances. Upon req~est by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage. may make Future Advances to Borrower. Such fiuture Advances, with interat thereon, shall be securcd by this
Mortgage when evideaeed by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtodness secured by this Mortgage, not including sums advanced in aococdance herewith to protect the
security af this Mortgage, exceed the original amouni of the Note plus USS. . . . . . NONF• . . . . . . . . . . . . . .
22. Rdea~e. Upon payment of all swns secured by this Mortgage, Lender shall release this Mortgage without chazge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attoraey's Fees. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fees, if any.
. which may be awarded by att appellate court.
