CONDOMINIUM SPECIAL WARRANTY DBED

THIS INDENTURE, made this 16th Ylay of May,
1984 , between RADNOR/ISLAND COMPANY, a Florida qeneral partnership
(hereinafter referred to as "Grantor")s and PAUL S. PIETRAS and
SHARON L. PIETRAS, his wife whose post office address is
3400 Lakeview Drive, Delray Beach, ~lorida 33445
(hereinafter referred to as "Grantee").
W I T N E S S E T H:
That the Grantor, for and in consideration of the sum of
TEN DOLLARS ($10.00) and other qood and valuable consideration.to
it in hand, paid by the Grant~e, the receipt of which is hereby
acknowledged, has qranted, barqained and sold to the Grantee, and
the Grantee's heirs and assigns forever, the followinq described
real property situated, lying and beinq in Hutchinson Island,
Jenaen Beach, St. LuCie County, Floritia, to Wits
UNIT #1108 in Islandia lI Condominium, accordinq
~ to the Declaration of Condominium of Islandia lI
Condominium, recorded in Official Record Book 397,
pages 2862 et seq., Public Records of St. Lucie
County, Florida (the "Declaration of Condominium"),
together with an undivided share in the Connaon
Elements appurtenant to such Unit and all other
appurtenances to such Unit as set forth in the
Declaration of Condominium.
~ Grantee, by acceptance hereof, and by agreement with
Grantor, hereby expressly asswaes and agrees to be bound by and
to comply with all of the covenants, terms, conditions and
provisions set forth and contained in the Declaration of Condo-
minium, includinq, but not limited to, the obligation to make
payment of assessments for Common Expenses (as said term is
i defined in the Florida Condominium Act, Chapter 718 of the
Florida Statutes, as the same may be amended from time to tirae)
i which may be levied against the above-described Unit together
k with those assessments which may be levied pursuant to the terms
~ of the "Connnon Facilities Declaration" or the "Islandia East
~ Declaration", as defined below:
~ This conveyance is made subject to the following:
1. Real Estate taxes for the year 1984 , and subsequent
years; -
2. Applicable zoning regulations and other restrictions,
prohibitions and/or regulations imposed by governmental authorities;
3. All of the terms, provisions, conditions, rights,
privileges, obligations, easements and liens set forth and contained
in the Declaration of Condominium, its exhibits, supplements and
~ amendments thereto, and all instruments therein referred to;

privileges, obligations, easements and liens as set forth and
