this Mortgage, the Note and nota securing Future Advances, it any, had no acceleration occurrcd; (b) 8orwwer curcs
all breacha of any other covenams or agrcements of Barrower cantained in this Mongage; (c) Borrowe~ pays all rcasonable
expenses incurred by Lender in enforcing ~he covenants and agreements of Borrowe~ contained in this Mongage and in
entorcing l.ender's remedies as provided in paragraph 1 R hercof, including, but not limeted to, reasonable attorney's [ees; and
(d) Horrower takes such action ~s i.ender may reasonably rcyuire to assure that the lien of this Mortgage. Lender's inttrc,t
in the Property and Borrower's obligation to pay the sums sccured by this Mongage shall continue unimpaired. Upon such
payme~t and cure by Borrower, this Mongage and the obligations secured hereby shall rcmai~ in full force and effect as if .
no accelcratian had occurrcd.
20. Assignmeat of Rentx Appointment ot Receire~. As additiooal security hereu~der, Borrowe~ hereby assigns to
Lender the rc~ts of the Propcrry, provideJ that Borruwer chall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Propeny, have the right to collect and retain such rents as they become due and payable. .
Upon acceleration under paragraph 1 R hereof or abandonment of the Propeny, [.ender shall be entitltd to have a
receiver appointed hy a court to enter upon, take possession uf and ma~age the Property and to collect tht rents of the
Property, including those past due. All rents ce:llecte~l hy the receiver shall be~pplied fint to payment of the costs of
management of the Pmperty end collection of ren~~, includiog, hut nat limited to, receiver s fees, premiums on receiver's
honds and reasonable attorne~'s fees, and then to the sums secured by this Mortgage_ The receiver shall be liable to account
only tor those rents actually received. -
21. Future Ad~ances. Upon ~equest by Borrovrer, Lender, at Lender s option withi~ twenty years fmm the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with intere_st thereon, shall be securcd by this
Mortgage when evidenced by promissory notes stating that, said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security ot this Mortgage, exceed the origin~l amount of the Note plus USS. . . . °O"• . . . . . . . . . . . . . . . . . . .
- 22. Rde~se. Upon payment of all sums secured by this Mortgage, ~ender shall release this Mortgage without chuge
to Borrower. Borrower shall pay all costs of recordation, if any.
~ 23. Attoraey's Fees. As uscd in this Mortgage and in the Note. "attorney's fces" shall include attorney's fces. if any,
which may be awarded by an appetlate coun. .
