BROWN, his wi~e, hereinafter called the Grantors, to JAMES W. WILSON, JR. and JOEL D. McCLINTON, whose post / ~ office address is Post Office Box 4480, Montgomery, Alabama 36195, ~ ` hereinafter called the Grantees: b S (Wherever used herein the terms "Grantors" and "Grantees" ~1 include all the parties to this instrument and the heirs, legal representatives and assigns of individuals, and the successors and assigns of corporations) WITNESSETH: That the Grantors, for and in consideration of the sum of $10.00, and other valuable consideration, receipt of which is hereby acknowledged, hereby grant, bargain, sell, alien, remise, release, convey and confirm unto the Grantees an undivided 25$ int~rest (which is their entire interest) in and to that certain land situate in St. Lucie County, Florida, more particularly described as follows: The NE 1/4 of the NW 1/4; that part o€ the SE 1/4 ~ of-the NW 1/4 lying North of Okeechobee Road; and also that part of the West l/4 of the NE 1/4 lying North of Okeechobee Road, also known as State Road 70, all in Section 19, Township 35 South, Range 40 East, St. Lucie County, Florida. SUBJECT TO right-of-way for North St. Lucie River ~ Water Management District Canal #37 over and across the North 40.5 feet of the said NE 1/4 of the NW 1/4 and right-of-way for North St. Lucie River Water Management District Canal #29 (also known as Five_Mile Creek) along the Eastern boundary of the Northern portion of the said West 1/4 of the NE 1/4. .It is the intention of Grantors to hereby convey to Grantees their entire interest in the abov~ lands. - TOGETHER WITH all tenements, hereditaments and appurtenances ~ thereto belongi_ng or in anywise appertaining. i ~ ~ TO HAVE AND TO HOLD, the same in fee simple forever. AND Grantors hereby covenant with said Grantees that the ~ Grantors are lawfully seized of said land in fee simple; that the Grantors have good right and lawful authority. to sell and convey said land; that the Grantors hereby fully warrant the title to said land and will defend the same against the lawful claims of all persons whomsoever; and that said land is free of all encwnbrances, except . taxes accruing subsequent to December 31, 1983.
