enforcing Le~~e~'s rcmedies us provided in paragraph 18 herrof, including, but not limited to. reuonable attorney's fas; and
(d) Borrower takes such action as l.ender may reasonably requirc to assure that the lien of this Mortgage. Lender

24. As~si~na~eof of Rea1~ Appoinimcnt of Recelver. As additional security hereunckr. Borrower hereby assigns to
Lender the rents of the Propeny. provided that Borrower shall, ~rior to acceleration under paragraph 18 hercof or abandon-
ment of the Property. have the right to collect and retain such rents as they become due and {sayable.
Upon acceteratioo under paragraph 18 heroof or abandonment of the Aroperty, Lender shall be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rents of the
Property. including those past due. Al) rents collected by Ihe receiver shall be applied first to paym~nt of the costs of
management of the Property a~d collection of rents, includi~g, but not limited to, receiver's fces. premiums on receiver's
bonds and reasonable attorney's fees: and then to the sums securcd by this Mortgage. The nxeiver shall be liable to account
only for those rents actually received.
21. Fnture Adrs~ccs. Upon request by Borrower, Lender, at l.ender s option within twenty years [mm the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with iMerest thereon. shall be secured by this
Mortgage when evidenced by promissory nota stating that said nota are secured htreby. At no time shall the principal
amount of the indebtalness secured by this Mortgage. ~ot including sums advanced in accordance herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS. . . .I~LQN$ . . . . . . . . .
2Z. Rekase. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without chatge ~
