prior to entry of a judgmeat enforcing this Mortgage if: (a) Borrower pays Lende~ all sums which would be then due uader
this Mort~a~e, the Note und notes securi~g Future Advances, if any, had no acxeleration occurred; (b) $ortower cures
all breaches of any other oovenants or agreeme~ts of Borrower contained in this Mortgage; (cy Borrower paya all r~eawnab~e
eacpeases incurrod by Lendtr in enforcing the covenants and agreeerrnnts of Borrower contained in ihis Mortgage ai~d in
enforcing Lender's nmedies as provided in paragraph 18 hereof, iocluding. but not limitod to. reasonable attorney's fas; and
(d) Borrower takes such action aa I.ender may reasonably require to assure that the lien of this Mortgage, Lender's interest
in the Pmperty and Borrower's obligation to pay the sums secured by this Mortgage shall conti~ue unimpaired. Upon such
payment and cure by Bortower, this Mortgage and the obligations secured hercby shall remain in full force and effect as if
no acceleration had occurred.
20. As~nmeat ot Reatx AppolMmeat ot Receiver. As additionai security hereunder. Borrower he~eby assigns to
Lender the rents of the Pcopeny, provided that Borrower shall, prior_to acceleration under paragraph 18 hereof or abandoa-
me~t of the Propenp. h~?ve the right to collect and retain such rents as they become due and payabk.
Upon acceleration under paragraph 18 hercof or aba~do~ment of the Pmperty. I.ender shall be e~titled to have a
receiver appointed by a court to enter upon. take possession of and ma~age the Propeny and to collect the rentt of the
Propeny. including those past due. All rents collected by the receiver shall be applied lirst to payme~t of the costs of
management of the Property and collection of rents, including, but not limited to, receiver's fees, premiums on rceeiver's
bonds aad reasonable attorney's fees, and then to the sums secured by this Mortgage. The receiver shall be liable to account
only for those rents actually received.
21. Future Advnnces. Upon request by Borrower. Lender. at Lender's option within twenty years from the date of this
Martgage. may make Future Advances to Borrower. Such Futnre Advances. with i~terest thereon, shall be secured by this
Mortgage when evidencsd by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mongage. not including sums adva ced in accordance herewith to proteet the
security,of ihis Mortgage, exceed the originat amount of the Note plus USS. .~one.
22. Rdease. Upon payment of all sums secured by this Mortgage, Lender shall release ihis Mortgage without charge
to Borrower. Borrower shall pay aU costs of recordation, if any.
23. Attorney's Fees. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fces, if any~
which may be awarded by an appellate court.
