As additional security hereunder, Borrower hereby xssi~;ns Lo Lender the rents of the Pruperty, provided that Borrower shall, prior to acreleration under paragraph 1? hereof or abandonment of the Property, have the right to ~ cullect and retuin such rents as they become due and payable. Upon acceleration under paragraph 1? hereof or abandon~nent of the Property, Lender shall be entitled to have a receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rents of the Property, inclading those past due. All rents collected by the rereiver shall be applied first to payment of the costs of management of the Property and colle~ction of rents, including, but not limited to, receiver's fees, premiun~s on receiver's bonds and ~ i•easonable uttorney's fees, and then Lo the sums secured b~• this Mortguge. The receiver shall be liable to account only for those rents actually i•eceived. 20. Future Advances. Upon request by Borrower, Lender, at Lender's option within twenty ~•ears from the date of this blortgage, may~ make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this 1lortgage when evidenced by promissor~~ notes stating that said notes are secured hereb~•. ' 21. Release. Upon payment of all sums secured b~ this :~1oi•tgage, Lender shall release this \Iort~age without charge to borrower. Borrow•er shall pay all costs of recordation, if any. 22. Attorney's Fees. As used in this Mortga~e and in the Note, "attorney's fees" shall include attorney's fees, if any, which may be a~~•arded by an appellate court. This Loan is made pursuant to the rate pro~~isions of Chapter 6~6 of the Floi•ida Statutes.
