expenses incurred by Lender in enforcing the covenant~ and ag~eeme~ts of Borrower contained in this Mortgage and in
enforcing [.ender's remedies as provided in paragraph 18 hereof, including, but not limited to, reasanable attomey's fees; and
Id) Horrower takes such action as Ixnder may reasonabiy reyuire to assure that the lien of this Mortgage, Lender's interest
in the Property and Borrower's obligation to pay the sums secured by this hlortgage shall continue unimpaired. Upon such
payment and cure by Borrower, this Mongage and the abligations secured hereb~~ shall remain in full force and efiect as if
no acceleration had occurred.
20. Assignment of Rents; Appointment of Recciver. Ax additional sec~rity hereunder, Borrower hereby assigns to
l.ender the rents of the Property, provide~ that Borrowcr shall, prior to ac~clcration under paragraph 18 hereof or abandon-
m~nt of the Property, have the nght to collect and retain such rents as they become due and payable.
Upon acceleration under paragraph 1R hereof or rhand~nme~t of the Property. Lender shall t~e entitled to have a
recei~~er appainted by a court to enter u~n, take possession of and manage the Property and to collect the rents of the
Propc:rty, including those past due: All rents collected b~~ the receiver shall be applied F~rst to payment of the costs of
management of the Propert~• and collection uf rents, including, but not limited t~, receiver's fees, ~remiums on receiver's
twnds and rrasonabte attorney's fees, and then to the sums ~ecured by this Mortgage. The receive~ shall be liable to account
only for those rent~ actuxUy received.
21. bbture Ad~•ances. Upon rcyuest by Borrowrr, l.ender, at l endcr's option within twenty years from the date of this
Mortg:~ge, may make Fuwre Advances to Borrower. Such Future AJ~~ances, w+th interest thereon, shall be secwed by this
Mortgage when evidenced by promissory notes stating that said nates are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
