(t~ereinafter referred to as the Mortgaged Property): and the Mortgagor doss hereby fully warrant the title to the Mortgaged Property and will defend the same against the lawful claims of all persons whomsoever. PROVIDED ALWAYS, that if Helen Powell Evans , the Maker(s) of that certain [Insert Name(s)] promissory note dated the date hereof (the Note), her heirs, legal representatives or assigns shall pay to Mortgagee the principal sum of $13 , 786. 41 as evidenced by the Note, with interest and upon the terms as provided therein, the final maturity date of the Note and of this Mortgage beina 3uly 11 ~g94 , Which Note provides that all installments of principal and interest are payable at the office of Mortgagee, or at such other place as the holder may designate in writing, and that each maker and endorser agree to pay all costs of collection, including a reasonable attorney's fee, upon default in the payment of the Note, and that if defauit be made in the payment of any installment thereunder and that ~f such default is not made good in acxordance with the temns of the Note, that the entire principal sum and accrued, eamed inter- est shall become due and payable without notice at the option of the holder thereof; and shall perform and comply with each and every stipulation, agreement and covenant of the Note and of this Mortgage, then this Mortgage and the estate hereby ' created shall be void, othervvise the same shali remai~ in full force. Maker covenants to pay the interest and principal promptly ~ when due. Mortgagor covenants to pay the taues and assessments on said property; to carry insurance against fire on the ; building on said land for not less than $ n/ a with a company approved by the Mortgagee, with standard mortgage ; loss clause payable to Mortgagee, the policy to be held by the Mortgagee and to keep the building on said land in proper repair. i This Mortgage shall secure not only existing indebtedness, but also such future advances, whether such advances are ' obligatory or to be made at the option of Mortgagee, or otherwise, as are made within twenty (20) years from the date he~eof, to ~ the same extent as if such future advances were made on the date of the execution of this Mortgage, but such secured indebt- ~ edness shall not exceed at any time the maximum principal amount of $ n~a plus interest, and any dis- nursements made for the payment of taxes, levies, or insurance, on the Mortgaged Property, with interest on such disburse- ~ ments„Any such future advances, whether obligatory or to be made at the option of the Mortgagee, or otherwise, may be made ~ either prior to or after the due date of the Note or any other notes secured by this Mortgage.
