19, Acceleratioa; Remedies. Leader shall give aotice to BoROwer prior to acceleration following Borrower's
breach of any co~enaat or agreement ia t6ia Security Instrumeat (but not prior to acceler~tion under paragraphs 13 and 17 ~
unless appUcable law prorides ot6erwise). The notlce shal! specify: (a) tbe default; (b) t6e action required to cure the
defaul~ tc) a date, not less thaa 30 days fmm t~e date t6e notIce Is giren to Borrower, by which t6e detault must be cured;
and (d) that failure to cure the default oa or bcfoh the date specified in the ao~ice nwy resuit en accelcratioa of the sums

before the date speci8ed in the aotice, Lender at its option may require immediate paymeat in fiull of sll sums secured by
this Security Instrumeat wit6out furt6er demand and may foreclose this Security lnstrument by judicial proceeding.
Lcader shall be eatitled to collect all expeases incurred in pursuing the remedies provided in t6is paragraph 19, including,
but not limited to, reasoaable attoraeys' fees and costs of dtle evidence.
20. Lender in Possession. Upon acceleration under paragraRh 19 or abandonment of the Property, Lender (by
judicially appointed receiver) shall be entitled to ent~~ upon, take possession of and manage the Property and to collect the
rents of the Property induding those past due. Any rents collected by Lender or the recei~~er shall be applied first to
payment of'the costs of management of the Property and collection of rents, including, but not limited to, receiver's fe~,
premiums on receiver's bonds and reasonabie attorneys' fees, and then to the sums secured by this Security Instrument.
21. Release. Upon payment of all sums secured by this Security Instrument, Lende~ sha~l release this Securit}~
Instrument without charge to Borrower Borrower shall pay any recordation costs.
22. Attorneys' Fees. As used in this Security Instrument and the Note. "attorneys' fees" shall include am• attorne~~s'
fe~es awarded by an appellate court. ~
23. Riders to this Security Instrument. If one or more riders are executed by Borrower and recorded together ~~~ith
this Security Instrument, the covenants and agreements of each such rider shall be incarporated into and shail amend and
