18. Acceleration; Remedies. Ezcept as pro~ided in para~raph 17 hereof, upon Borrowers breach of an} co~enant or
agreement of Borrower in this tiiortgage, includin~ the co~enants to pa} ~+hen due an} sums secured b}~ this ~fort~;age, I.ender
prior to acceleration shall mail notite to Borrower as pro~ided in para~raph 14 hereof specifying: (1) the breach; (2) the aMion
required to cure such breach; (3) a dale, not less Ihan 30 da~s from the dafe the notice is mailed to Borrower, b~~ which such
breach m~st be cured; and (41 that failure fo cure such breach on or before the date specified in the notice may result in
acceleration of the sums secured by thic ~tort~a~e, foreclosure b~ judicial proceeding and sale of the Property. The notice
shall further inform Borrower of the ri~ht to reinstat2 after acceleration and the ri~ht to assert in the foreclosure proceedin~
