THE MORTGAGOR COVENANTS AND AGREES THAT:
(1) The MORTGAGOR herein shall mak~ the payment , called for in the 1St & 211d m~rtgage
now encumbering this property, to the MORTGAGEE herein, which payment8 the MORTGAGEE here-
in shall in turn deiiver to the owner of the said 1St & 21id mortgage .
(2) If the MORTGAGOft herein does not make the scheduled payments as they come due under the afor~
said lst & 211d mortgage , then the MORTAGEE here afLtB option, can make the said delin-
quent payment 8, adding said payment ~ made to the batarice due under this mortgage deed. In
ihe event that the T110RTGAGOR herein dQes not make the scheduled payments as they become due
under the aforesaid 18t & 211d , mortgage ; then at the option of the MORTGAGEE
herein, the entire balance due hereunder can b~ de~lared due and payable in full on demand by the
said MORTGAGEE herPin. '
t (3) The MORTGAGOR herein sha~l not further encumber this property, exczpt by obtaining the permission
~ of the MORTGAGEE herein. - ~
(4) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage
now encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pro-
ceeds of said refinancing to be applied against the unpaid balance due hereunder. -
(5) The MORTGAGOR herein will at the reque~t of ihe MORTGAGEE herein acknowledge fihis mortgage
and the amount still due at the time of the request on a form provided for ihis purpose by the MORT-
GAGEE.
(b) Failure on the part of tne RAJRTGAGOr2 to comply with, perform, or abide by any of the agreements,
stipulations, conditions and covenants as set forth above in s~ctions 1, 2, 3, 4 and 5, empowers the
MORTGAGEE herein, at his option, to deCiare the entire balance due hereunder to be due and p~yable
at ance. Failure of ihe MORTGAGEE herein, to exercis~ this option at any time shall not constitute a
riaiver of the right to exercise this option at some later time.
(7) In the event of foreclosure ot this morigage deed, the MORTGAGOR v~ili be held liable only to the ex-
tent of the property encumbered by this mortgage deed.
