13. Any and all rights aiid reservations of tl:e Gr~tntor herein included may be transferred or ns-
signed Uy the Grantor to a Property Owners Association or some corporate or non-corporate organization
~vhose purpose it is to provide for the ~velfare of Lakewood Park. All purchnsers of residence property
zre to be automatically e~ltitled to membership and voting rights in a~i association of O~vners to be form-
ed for the purpose of enforcing the convenants and niaintaininfi the high standards of Lakewood Park.
All o~ti~ners shall be entitled to equal rights in the use of streets, park areas, lakes ni~d canals and any
otlier use of property which shall be set apart Uy the Grantor and be maintained by the Property O~vn••
ers Association «~hen formed oi• a corporate or non-corporate organization. Grantee will pay $11 for ~
each lot to Grantor, his i~ominees or assigns, on Febru~r~~ of each yeai•, said sum to be used for gen-
eral maintenance, ~
14. The Grantor reserves to itself the run~ts ~nd shown un the Plat referred to herein and re-
serves the rig}it at any time to dedicate all .•osds or ~~~ays sho~vn on Plat to public use or to convey same ,
to the State, Counts~ or City or az~y agency thereof. ~
15. For the breach of any of the above restrictions, tlie Grantoi• shall be entitied to~ apply for relief ~
by injunctieii in addition to any other remedy anci failure of the Grantor to enforce a restriction herein
shall not be deemed a~v~vier of a right to do so thereafter as to the same, ~ prior, or suUsequent breach, t
and urantor shail not be held liable for said failure to enforce any restriction herein. ~
1G. All of the covenants and restrictions shall remain in force until January 1, 1968, and shall be ~
automatically rene~ved for each 5 year period thereafter unless o~vners of at least t«o-thirds of the lo~g in s
the de~~elopment shall, at le~st six months prior to any such renewal date, ~gree in writing to a change in 1
or an abrogation of any of the above covenants, and records such writing so amending the aforesaid
covenants.
