12. Portions of the Pl~t marked "Reser~~ed" is the priv:ite propertv of the Grantor and not subject to
these conditions anc~ restrictions and the Gr~ntor rsser~~es the right to release in ~vhole or in part any
restriction hereundei• or to include in any contract or deed hereafter made tiny additional restrictive ~
co~•enants providin~* same ai•e ~tot inconsistent with these herein contained. ~
13. Any and flll rights and reservations of the Grantor herein included may be transferred or as- ~
signed by the Grantor to a Property O~vnei~s Association or some corporate or non-corporate organization ~
~vhose purpose it is to provide for the welfare of Lakewood Park. All purchasers of residence property
are to be automatically entitled to membership and voting rights in an association of O~vners to be form-
ed for the purpose of enforcing the convenants and maintaining the high standards of Lake~vood Park. ~
All owners shall be entitled to equal rights in the use of streets, park areas, lakes R11t~ canals and any ~
other use of property ~~~hich shall he set apart by the Grantor and be m~intained kiy the Property Own•• ~
ers Associatic~n tirhen formed or a corporate or non-corporate org~nization. Grantee «~ill pay $11 for
each lot to Grantor, his nominees or assigns, on February 1, of each year, s~id sum to be used for gen- ~
eral maintenance, ~
14. The Grantor reserves to itself the ru~us and ~vays shown un the Plat referred to herein and re- ;
serves the right at any time to dedicate all roads or «•avs sho~vn o~i Plat to public, use or to convey same t
~ to the State, Caunty or City or any agencY thereof. j
1~. For the breach of any of the above restrictions, the Grantor shall be entitled to apply for relief
bv injunction in addition to any other remedy and failure of the Grantor to enforce a restriction herein ~
' shall not be deemed a«~avier of a right to do so thereafter as to the same, a prior, or subsequent breach, ~
and Grantor shall not be held liable for said f~ilure to enforce any restriction herein. ~
16. All of the covenants and restrictions shall remain in force until January 1, 1968, and shall be ~
automatically rene~red for each 5 year period there~fter unless owners of at least two-thirds of the lots in
the development shall, at least six months prior to any such rene~val date, agree in ~vriting to a change in ~
or an ~brogation of any of the abo~~e covenants, and records such ~rriting so amending the aforesaid
covenants. ~
