Together with alI sfructures and improvements now and hereafter on suid Iand and fixtures attached thereto, and_
alt rEnts, issuea, proceeds and profits accruing and to accrue froni said premises, all of which are inciuded within
the foregoing description and the habendum thereoi; also aii awning~, s}iaues, tienetian blinds and gas, steam, electric, ~
water and other heating, cooking, refrigerating, lighting, plumbing, ventilnting, irrigating and po«er systems, machines,
appliances, fuctures and appurtenances, ~hich notv are or may hereafter pertain to, or be used with, in or on said
premises, even though they be detached or detachable.
TO HAVE AND TO HOLD the same, together with all and singular the tenements, hereditaments and appur-
tenances thereunto belonging or in anywise appertaining, and the reversion and revei~ions, remainder or remainders,
rents, issues and profits thereaf, and atso all the estate, right, title, interest, property, possession, claim and demand
«•hatsoever, as well in lnw as in equity, of the said Mortgagor in und to #he same, and every part thereof, unto the
said lliortgagee in fee simple.
And the ~iortgagor hereby covenants with the Mortgagee that he is indefeasibly seized of said land in fee simple;
that he hss full power and lawful right to convey the same in fee simple as aforesaid; that it shall be lawful for the
Mortgagee at all times peaceably and quietly to enter upon, hold, occupy and enjoy said land, and every part thereof; '
that the land is and will remain frne fmm all encumbrances; that said biortgagor will make such furiher assurnnces
to perfect the fee simpls tiEle to said Iand in said Mortgagee as may be ressonably reqaired, and that Mortgagor does
hereby fully ~•arrant the titie to said land, and every part thereof, and will defend the some against the lawful claims
of all persons whomsoever. -
