6. To preserve, maintain and care for any-citrus
: groves upon the above described premises, sd long as ~11 or any ~
- part of the indebtedness secured hereby remains unpaid, such ~
j care and maintenance to include cultivating, spraying, dusting, ;
F pruning, fertiliaing, together with watering and protection against ~
~ damage by frost and fire where customary and in keeping a~ith ~
' local practice, marketing of crops and replanting of trees when ~
needed, all.to b~ done in a husbandlike manner and in accordance ~
~ with approved methods of grove culture. ~
~ 7. Mortgagor further agrees to pay all and singular ~
~ the costs, charges and expenses, including attorney's fees, ~
~ reasonably incurred or paid at any time by said ?•1or~gagee, ~
~ its successors, legal representatives or assigns, because of the
~ failure on the part of said Mortgagor, its successors, legal ~
