No building other than ~ne private dwelling and garage (carporte) shall be erected on this lot. The dwelling shall ha~~e an :nside livable floor area of at least 600 square feet and the garage (car- porte) at least 180 square feet and shall be located at least 30 feet from street oi• back line, 25 feet from side street lines and 10 feet i?~side lines of such lot. All plans, including plot plans, elevations and fences must be first approved by Grantor or ar Associatian of Property Owne:s when formed and such constructioii when started must be completed within 9 months, 4. No outside toilet facilities tivill be permitted and septic tanks must be erected and maintained in a manner as prescribed by the St. Lucie County Board of Health. No drainage may be located ~vithin 25 feet of an adjoining Iot, 50 feet of a~vaterfront .lot, or 50 feet of any «~ell. 5. No tent, trailer, or any temporary type of structure shall be used as a residence, and the lot shall not be used for storing~ny materials except construction in progress. 6. No fence, «all, hedge, trees or shrubs ~vhich obstruct ~~ision bet«~een 2 and 6 feet above road- ~vays will be permitted on any corner lot.
