No building other than one private dwelling and garage (carporte) shall be erected ot~ this lot. The dtivelling shall have an inside livable floor area of at least 600 square feet and the garage (car- porte) at least 180 square feet and shall be located at least 30 feet from street or back Iine, 25 feet froin side street lines a~id 14 feet inside lines of such lot. No drainage may be located within 25 feet oi an adjoining lot, 50 feet of a~vaterfront.lot, or 50 feet of any ~;~ell. 6. No tent, trailer, ur any temporary type of structure shall be used as a residence, and the lot shall not be used for storing,,any materials except construction in progress. 6. No fence, wall, hedge, trees or shrubs «~hich obstruct vision between 2 and 6 feet above road- ways will be permitted on any corner lot. And any fence, hedge or shrubbery on a~vaterfront site that is within 30 feet of the water line can not exceed three feet in height. 7. No activity will be permitted which is a nuisance or annoyance to the neighborhood. Household ; pets are permitted if not maintained for any commercial purpose. ~ 8.
