The Second Party agrees to pay all taxes, assessments ar

The First Party shall deliver only one master abstract unto the ~

Second Party upon the lands aUove described, ~vhich shall be delivered ;

upon demand by the Second Party. If the title to any lot should not

should not be marketable, fheii the First Party reserves right to
substitute another 1ot in lieu thereof, si~uate in St. Lucie Count}~,
Florida, and o.f equal value to the lot so deleted from this agreement
because of its unmarketability.
In case of the f ailure of the Second Party to make any of the

payments or any part thereof as provided for herein, or to perforr~ }

any of the covenants on their part hereby made and en~ered into, -~his {
contract shall at the top±ion of the First Party be forfeited and ~

terminated, and the Second Party shall forfeit all payments made by ~

them on this contract, ~vith the First Party having the right to re- 3
enter ar~d take possessaon of the premises aforesaid without being

; liable therefor. i

; The time of each paym ent shall be an essential part of this

~ contract and all covenants and agreemen~s herein contained sha11
