11. If a lot borders ~ c~n~l or lake, the bed of the can~l or lake and the ~ti~aters t~bove such bed are
not included. '
12. Portions of the Pl;~t marked "Reser~~ed" is the private pi•operty of the Grantor and not subject to
these conditions and restrictions and the Grantor reser~•es the riglit to rele~ise in whole or in part any ~
restriction hereunder or to include i?i any co~itract or deed hei•e~fter m~~de ~n~~ additional restrictive
co~~enants providin~ szme zre not inconsistent ~vith these herein coiitsined. ~
13. Any and all rights and reservations of the Grantor herein included may be transferred or as-
signed by the Grantor to a Property Owners Association or some corporate or non-corporate organization j
whose purpose it is to pro~~ide for the welfare of Lakewood Park. Ail purchasers of residence property
~re to be automatically entitled to memUership RliCl voting righ~g in an association of Owners to be form-
ed fnr the uurnose of enforcin~ the conven~nts and maintainin~ the hi~h standards of Lake~vood Park.
All o«~ners sh~ll be entitled to equal rifihts in the use of streets, park areas, lakes and canals and any ~
other use of praperty ~ti~hich shzil be set ap~rt by the Grantor and be maintained by the Propet~ty Own•• y
ers Association tvhen foi•med oi• ~ corporate or non-corporate organization. Grantee will pay $11 for ~
each lot to Grantor, his nominees or assigns, on February 1, of each year, said sum to be used for gen-
eral maintenance,
14. The Grantor 1•eserves to itself the ru~~us ~nd ~r~~•s show~i un tt~e Plat referred to herein ~nd re-
ser~~es the right at any time to dedicate all roads or «~ays shown on Plat to public use or to convey same
to the State> Count~~ oi• City or aiiy a~ency thereof.
15. For the breach of an~~ of the above restrictions, the Gr~nntnr shall be entitled to apply for relief
b~ injunction in addition ta any other remedy and failure of the Grantor to enforce a restriction herein ~
sl~all not be deemed a~vavier of ~ right to do so thereafter as to the same, ~ prior, or subsequent breach~
and Grantor shall not be helci liable for s~id failure to enforce an~• restriction herein. ~
16. All of the co~•enants and restrictions shall remain in force until January 1, 1968, and shall be ~
automatically rene~ved for each 5 year period there~ftei• unless o~vners of at l~ast t«~o-th~rds of the lots in
the de~•elopment shall, at least six months prior to an~~ such rene«~al date, agree in writing tq~a;c~rtnge in t
or an xbrogation of any of the aUove co~~enants, and records such writing so amendip~ ~th~-.~{fo~esaid ~
