12. Portions of the Pl~t marked "Reserred" is the pri~~ate property of the Grantor and not subject to ~
tiiese conditic~ns aiid restrictions and the Grantor reser~~es the right to release in ~vhole or in part any
restriction hereunder or to include in any contract or ~eed here~fter m~cle an~• additional restrictive ~
corenants providing same nre not inconsistent with these herein contained.
13. Any and all rights and reserrations of the Grantor herein includea may be transferred or as-
si~ned by the Grantor to a Property O~vners Association or some corporate or non-corporate organizatioii ~
whose purpose it is to pro~~ide for the «~elfare of Lakewood Park. All purch~sers of residence property ~
are to be automaticall~~ entitled to memUership and voting rights in an associ~tion of O~vners to be form-
ed for the purpose of enforcin~ the com~enants and maintainin~ the high standards of Lakewood Park.
All o«~nei•s shall be entitled to equal rights in t.he use of streets, p~rk ~reas, lakes and canals and any
other use of property ~vhich shall be set apart by the Grantor and be maintained by the Property Own••
ers Associat.ion ~vhen formed or a corporate or non-corporate organiz~tion. Gr~?ntee will pay $11 for
each lot to Grantor, his nominees or assigns, on February 1, of each year, said sum to be used for gen- ~
eral maintenance, ~

shall not be deemed a~vavier of a raght to do so thereafter as to the s~me, a prioi•, or subsequent breach, ~
and Grantor shall not be held liable for said failure to enforce an~~ restriction herein. ~
16. All of the covenants and restrictions shall rem~in in force ~~ntil Janu~ry 1, 1968, and shall be ~
automaticall~~ rer~e~ved for each 5 y~ear period there~fter unless o~vners of at least t~vo-thirds of the lots in ~
the development shall, at least six months prior to any siich rene~val date, agree in ~vriting to a change in ~
or an abrogation of any of the above covenants, and records such ~vriting so amending the aforesaid ~

covenants.
