Third paxty is hereby consenting to the above extension of grace per~od and as consideration therefar first party hereby specifically agrees for it and its successors in title that from ~his day forward any default whatsoevet under ~he sai.d mortgagE held by second parties shall automatically act as a ma~erial default under the said mortgage fxom first party to third paxty; any such defaulfi will entitle third par~y to accelerate 3ts note from first paxty and to otherwise proceed as ~t might be desired. ~ ~ 3.
