these conditiona and restrictions and the Gr~ntar reserves the right to release in whole or in part any
restriction hereunder or to i~iclude ii~ any contr~ct or deed liere~fter m~de zn>~ additional i•estrictive
co~~enants providin~ same are not inconsistent ~vith these herein contained.
- 13. Any and all rights and reservatior,s of the Grantor herein inclucled may be transferred or as- ~
signed by the Grantor to a Propert~~ Owners Association or some corporate or non-corporate organization
~vhose pui•pose it is to pro~~ide far the welfare of Lake~v~od Park. All purchasera of residence property i
are to be autom~tic~il~~ entitled to membership and voting righ~g in an association of O~vners to be form- ~
ed for the purpose of enfoi•cing the convenants and maintainin~ the high standards of Lakewood Pflrk.
All owners sh~ll be entitled to equal rights in the use of streets, p~rk t~reas, lakes ~nd c~nals ~nd ~ny ~
other use of property «~hich shall be set apart by the Grantor and be inaintained by the Property O~vn-•
ers Association when formed or a corporate or non-corporate organization. Grantee will pay $11 for ~
eac}i lot to Grantor, his nominees or assigns, on Februarv 1, of each year, said sum to be used for gen- ~
erai maintenance, ~
14. The Grantor rc~serves to itself the ru~tus ~nd w~ys sho~l~n un the Plat referred to herein and re- ~
serves the right at any time to dedicate all roads or w~~~s sho~vn on Plat to public use or to convey same
to t.he State, County or City or any a~ency thereof.
15. For the breach of an~~ of the above restrictions, the Gr~ntor shall be entitled to apply for relief ~
by injunction in addition to any other remedy and failure of the Grantor to enforce n restriction herein ~
shall not be deemed a wavier of ~ rzght to do so thereafter as to the same, a prior, or subsequent breach,
and Grantor shail not be held liable for said failure to enforce any restriction herein. ~
_ 16. All of the covenants and restrictions shall remain in force until January 1, 1968, and shall be ~
automaticall~~ renetveci for each 5 year period there~fter unless o~vners of at least two-thirds of the lo~s in ;
the development shall, at least six months prior to any such renewal date, agree in ~vriting to a change in !
