FEDERAI, SAVI~IGS AND LOAN ASSUCIATION OF ST. LU~Ik~ COU\7TY, a corporation
or~anized and existing under the laws of ttie United Statas of America,
hereinafter referred to as the Mortgagee, ~his Supplemsn~al kgraement,
pursuant ~o a Mortgage executed and delivored concurrently herewith,
and thi~ Supplemental I~greement is expressly made a part of said
Mortgage, wnich is fur~tier identified as hlartgagee' s Loan No~.~ .
Snid Pfortg8ga, includin~ the Supplem~ental Agreement, is made to secure
the indebtedness secured by said hlortgage and evidenced by no~e therein ~
described and bearing said Loan No. and to secure the performanca
of tha Mortgagar's covenants herein contained.

1. (a) To pay said indebtedness and tiie interest thereon as here-

at~aches t~iereto all taxes, special taxes, specinl assessments, water
charges, and sa~rer service charges against said property (including those
heretofore due), and to furnish 2~lortgagee, upon request, duplicate re~
ceipts ~herefor, and a~l such items extended against said property shall
be concluaively deeme3 valid for the purpose of' ~his requirement; (c)
To keep the improvements now or hereafter upon said premises insured.

quire to be insured against; and to provide public liability insurance
and such otner insurance As the Mortgagee may require, unt31. said indebt-
edness is fu'_ly paid, or in cbse of foreclosure, until expiration of ~~2e
period of re3emption for the full insurable value thereof, in such com-
panies, through such a~ents or brokers, and in such form as shall be
satisfactory to the P~ortg~gee; such insurance policies shall r~mr~in with
the I~~fortgages during said period or periods, and contain the usual clause
sa~isfactory to the r~ortgagee making them payable to the Mor~gagee; and
in case of foreclosure sale payable to the owner of the certificate of
sale, owner of any deficisncy, any receiver or redemp~ioner, or any gran--
tee in a T-ias~er's or Commissioner's deed; and in case of loss under such
policies, ttie i~fortgagee is authorized to adjust, collec~ and compromise,
in its discretion, all cl aims thereunder and to execu~e and deliver on
behalf of the i~iortgagor all necessary proofs of loss, receipts, voucherss
releasas, and acquittances required to be signed by the insurance com-
panies, and tize i~iortgagor agrees to sign, upon caemaiic~, ~-e~Gi~~~,
vouchers and releases required of him ~o be si_gned by the Mortgagee for
such purpose; and the i•Iortgagee is authorized to apply the proceeds of
any insurance claim to the restoration of' the property or upon the indebt-~
edness hereby secured in its discretion, but monthly payments shall con- ;
t3nue until said indebtedness i.s paid in full.; (d) Immedistely after ?
destruction or damage, to commence, and promptly complate the rebu~lding
or restoration _of buildings and ~.mprovements now or hereafter on said
p'reriises, unless t~iortgagee elects to apply on the indebtednoss secured
hereby the proceeds of any insurance covering such destruction or damage;
4e) To keep said premises in good condition and repair, without waste
and free from any mechariic~s or o~her lien or claim of lien not expressly
subordinated to tiie lien hereof; (F) Not ~o make, suffer or permit any
unlawt~ul use of or any nuisance to exist on said ~roperty nor to diminish
~ nor impair its value by any act or omission to act; (g) To comply with
aIl requirements of law with respect to mortgaged premises and the use
~hereof; (h) Ajot to mr~ke, suffer or permit, without the written permis-
sion of the Mortgagee being first had and obtained, (1) any use of the
proparty for any purpose other than that for which it is now used, (2) ~
, any aZterationsof ~he improvements, apparatus, appurtenances, fixtures 5
~ or equipment now or here~fter upon said property, (3) any purchase on
conditional sale, lease or agreerr~ent undor which ~~~Ye is reserved in the
vendor, ~f any apparatus, fixtures or equipment to be placeci ~,n or upon
an~ buildings or improvements on said property. _
