Also, that wherever there is a reference in the covenants and ` agreements herein contained to any of the parties hereto, the same shall be construed to mean as ~vell as the heirs, (egal representatives, suc- cessors and assigns (either voluntary by act of the parties or involuntary by operetion of the law) of the same and that the covenants h=rein ; contained shall bind and the benefits and advantages inure to the respective heirs, ~egal representatives, successors and assigns of the ~ parties hereto. ~ And said Mortgagors, for themselves and their heirs, legal representatives, successors and assigns, hereby jointly and severally covenant and agree to and with the said MORTGAGEE, its successors and assigns: l. To pay all and singular the principal and interest and the various and sundry sums of money payable by virtue of said promissory note, and this mortgage, each and every promptly on the days respectively the same severally become due. ~ 2. To pay all and singular the taxes, assessments, levies, liabilities, obligations and incumbrances of every nature and kind now on ; said described property, or that hereaher may be imposed, suffered, placed, levied, or assessed thereon or that Fereafter may be levied or ' assessed upon this Mortgage, or the indebteJness secured hereby, each and every, when due and payaUle according to law, before they be- j come delinquent, and before any interest attaches or any penalty is incurred; and insofar as any thereof is of record the same shall ba promptly ~ satisfied and discharged of record and the original official document (such as, for instance, the tax receipt or the satisfaction paper officially # endorsed or certified) shall be placed in the hands of said MORTGAGEE within ten days next after payment; and in the event that any thereof ~ i is not paid, satisfied and discharged, said MORTGAGEE may at any time pay the same or any part thereof without v~aiving or affecting any t ~ option, lien, equity, or right under or by virtue of this Morigage, and the full amount of each and every such payment shal) be immediately ~ ~ due and payable and shall bear 9nterest from the date thereof until paid at tFie rate of six and_;2fcTeehs per centum per annum and together ~ ~ v~ith such interest shall bz secured by the lien of this mortgage. To place and continuously keep on tha buildings now or hereafter situated on said land and on all equipment and personalty cov- ~ ered by this mortgage, with all premiums thereon paid in full, fire insurance in the usual standard policy form, in a sum approved by the NORTGAGEE, and tornado insurance in the usual standard policy form,in a sum approved by the MORTGAGEE, in such company or companies ~ as the MORTGAGEE rrtay direct; and all fire and fornado insurance policies on any of said buildings, any interest therein or part thereof, in the ~ aggregate sum aforesaid or in excess thereof, shall contain the usual standard mortgagee clause or such other clause as the Mortgagee may ~ require, making the loss under said policies, each and every, payable to said MORTGAGEE as its interest may appear, and each and every ~ such poficy shall be promptly assigned and delivered to and held by said MORTGAGEE as further security to said mortgage debt, and, not less than ten (10) days in advance of the expiration of each policy, to deliver to said MORTGAGEE a renewal thereof, together with a receipt for the premium of such renewal; and there shall be no fire or tomado insurance placed on any of said buildings, any interest therein.or ~ - part thereof, unless in the form and with the loss pay~blR as aforesaid; and in the event any sum of money betomes payable under sJch F f IRC-251-1 At-5-64-M r ~ ~ BOOK 138 24~
