Santore (hi s wi fe) . ~ whose post office a~dress Is , ~ State of New Yo k 1 0804 , ereina ter re erred to as ' Grantee'. ~ WITNESSETH: c ~ That Grantor, for and in consideration of the sum of TEN (510.00) DOLLARS and other good and valuable consideration paid by Grantee, the ~ receipt of which is hereby acknowledged, has granted, bargained, and sold to ~ Grantee and Grantee's heirs and assigns forever, the following described real property situated, lying and being in St. Lucie County, Florida, to-wit: ~ 1 ; ~ The Condominium Parcel known as Apartment 12 2 7 B of ~ Phase X I of HIGH POINT OF PORT PIERCE CONDOMINIUM SECTION III (the "Condominium" ) according to the Declar- ation of Condominium thereof ("Declaration") , recorded in Official Records Book 34~ at Pages 2403 throuqh2542 of the Public Records o~` St. Lucie County, Florida as the ; Declaration may have been amended by any amendments recorded in the Public Records of St. Lucie County, ~ Florida including, but not limited to; any amendmen~ to ~ add the aforesaid Phase to the Condominium (if such Phase be other than Phase I thereof). ~ Grantee, by acceptance hereof, and by agreement with Grantor hereby expressly assumes and agrees to be bound by and to comply with all of the ~ covenants, terms, conditions and provisions set forth and contained in the aforedescribed Declaration of Condominium, including, but not limited to, the ~ obligation to make payment of assessments for the maintenance and operation of the Condominium which may be levied against the above-described Apart- ~ ~ ment. Grantee expressly acknowiedges the existence of a Settlement Stipula- ~ tion and Agreement for and Grant of Easements and Other Rights• (the "Settle- ~ ment Stipulation" ) and a Declaration of Protective Covenants and Restrictions ~ (the "Protective Covenants") , as well as the "Designation Notice" modifying ~ ~ the Settlement Stipulation and Protective Covenants, all as hereinafter set fot•th.
