all breaches of any other covtnants or agreements o[ Borrower contained in this Mortgage; (c) Borrower pays all reasonablt ~
exper?ses incurred by Lender in enforcing the covenants and agreements of 8orrower con~ained in this Mortgage and in
enf~rcing Lende~'s remedies as provicted in pa~agraph 1R hereof, including, but not limited to, rasan~b!e ~?t~^~eys f~; ~^d
(d) Borrower takes such action as I.ender may reasonably rryuire to assure that the lien ot this I~lortgage. Lender's in!erest
in the Property and Bormwer's obligation to pay the sums secu~ed by this Mortgage shall continue unimpaired. Upon such
payment and cure by Borrower, this Mortgage and the obligations secured hereby shall remain in full force and effect as if
no acceleration had occurred.
20. Assignment of Rents; Appointment of Recei~•er. As additional se.urity hcreunder, Borrow•er hereby assigns to
I_ender the rents of the Property, pra~~ided that Borrower zhall, prior to acceleration under paragraph 18 hereof or abandon-
meot of the Property, have the right to collect and retain such rents as they become due and payable.
Upon accelerat:on under para~raph 1R hereof or abandonment of the Property, Lender shall be entitled to have a
receiver appointed by a coun to enter upo~~, take possession c~f and manage the Propert~• and to collect the r~nts of the
Property, including those past due. All rents collectt~i by the recei~~er shall be applied first to payment of the costs of
management of tFe Property and cQllection of rents, including, but not limited to, receiver's fees, premiums on receiver's
bonds and reasonahie attorney's fees, and then tu the sums secured by this Mortgage. The receiver shall be liable to account
only far those rents actually received.
21. Future Advances. Upon request by Borrower, [.ender, at Lender's opiion within twenty years from thc date of this
!~fortgage, may make Future Advances to Borrower. Such Future Advances, with int~rest thereon, shall be secu~ed by this
Mertgage when evidenced by promissary notes stating that said notes arc secured hereby. At no time shall the p~ncipal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage, exceed the original amount of the Ncte plus USS. . . . - • . None • • • • • • • • • • • • • • • • ~
22. Rekase. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attomey's Fees. As used in this Mortgage :~nd in the Note, "attorney's f~~s" shall include attorney's fees, if any,
which may be awarded by an appellate court.
