this Mortgage, the Note and notes secunng Future Advanccs, if any, had no acceleration occurred; (b) Borrower cures
all breaches of any other covenants or agreements of Borrower contained in this Mortgage; (c) Borrower pays all reasonable
expenses incurred by Lender in enforcing the covenants and agreements of Borrower contained in this Mortgage and in
enforcing I_ender's remedies as provided in paragraph 1 R hereof, including, but ~ot limittd Io, rtasonable attorney's feGS; and
(d) Borrower takes such actian as Lender may re:+sonably reyui~e to assure that the lien of this Mortgage, Lender's interat
in the Property and 9orrower's obtigation to pay the sums secured by this Mortgage shall continue unimpaired. Upon such

20. Assig~mcat of Rents; Appointment of Recei~er. As additional security here~inder, Borrower hereby assigns to
1.ender the rents of tfie Property, provided that Borrower chall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Properry, have the right to collect and retain such rents as they become due and payabk.
Upon acceleration under paragraph IR hereaf or abandonment uf the Property, Lender shall be entided to have a
receiver appuinted by a court to enter upon, take possession ~f and manage the Property and to collect the rents of the
Propcrty, including those past due. Ali rem~ coilected hy the receiver shall be applied first to payment of the costs of
management af the Prnperty ~nd collection of rent.. including, but rtot limited to, receiver's fees, premiums on receiver's
bonds and reasonable attorney's fees, and then to the sums secured by this Mortgage. 7??e receive~ shall be liable to account
only for those rents actually received.
2i. Future Ad•ances. Upon rcquest by~ Borrowcr, l.ender, at Lender's option within twenty years from the date of this
Mortgage, ma}~ make Future Advances to Borrow•er. Such Future Advances, with interest thereo~, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shaU the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance hercwith to protecs the

22. Release. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without chuge
to Borrower. Borrower shall pay all co,ts of recordation, if any.
23. Attorney's Fees. As uscd in this Mortgagr •rnd ~n the Note. "attorney's fees" shall include attorney's fees. if any,
which may be awarJed by an appellate coun.
