Assig~mcat of Rents; Appointment of Recei~er. Upon acceleration under paragraph IR hereaf or abandonment uf the Property, Lender shall be entided to have a receiver appuinted by a court to enter upon, take possession ~f and manage the Property and to collect the rents of the Propcrty, including those past due. Future Ad•ances. Upon rcquest by~ Borrowcr, l.ender, at Lender's option within twenty years from the date of this Mortgage, ma}~ make Future Advances to Borrow•er.
