of that certain promissory not~ dated the date hereof (the Note), hPr heirs, legal representatives or assigns shall oay to

Note provides that all installments of principal and interest are payable at the office of Mortgagee, or at such other place as the holder
may designate in writing, and that each maker and endorser agree to pay all costs of collection, including a reasonable attorney's fee,
upon default in the payment of the Note, and that if default be made in the payment of any instailment tfiereunder and that if wch
default is not msde good in accordanc;e with the term: of the Note, that the entire principal sum and accrued esrned interest shall
become due and payabie without notice at tfie option of the ho(der thereof; and shall perform and compfy with each and every stipu-
lation, agreement and covenant of tt~e Note and of this Mwtgage, then this Mortgage and the estate hereby areated sfiall be void,
otherwise the same shsll remain in full force. Maker covenants to pay the interest and principal promptly when due. Mortgagor
covenants to pay the taxes anri assessmenu on said property; to keep the improvements now existing or hereai'ter erected on tfie I
property insured aqainst lan by fire, hazards included within the te~m "extended coverage", and such other hazards as Mortgagee may ,
require and in such amounts and for such periods as Mortgagee may require, with a company approved by the Mortgagee, with a
standard mortgage loss clause payable to Mortgagee, the policy to be held by the Mortgagee, and to keep the building on said Iand in
proper repair.
The loan represented by this Mortage and the Note is penonal to the Mortgagor and the Mortgagee made the loan to the
^Aortgagor based upon the credit of tfie Mortgagor and the Mortgagee's judc,~nent of the ability of the Mortgagor to repay all sums '
due under tfiis Mortgage, and, therefore, this Mortgage may not be assumed by any subsequent holder of an interest in the Mortgaged
Property, except as provided herein, without the prior express written consent of the Mortgagee. If all or any par-t of the Mortgaged
Property, or any interesi therein, is sold or transferred lincluding a transfer by agreement for deed or land contract) by Mortgagor
•.vithout Mortgagee's prior written consent, excluding (a) the creation of a lien or enwmbrance subordinate to tt?is Mortgage, (b)
;he creation of a purchase money security inte~est for household appliance, (c) a transfer by devise, descent or by operation of law
upon the death of a joint tenant, or (d? the grant of any leasehold interest of 3 years or less not containing an option to p~rchase,
' vlortgagee ~nay, at Mortgagee's option, declare all sums secured by this Mortgage to be immediately due and payable.
This Mortgage shall secure not only existing indebtedness, but also such future advances, whether such advances are obligatory
~ or to be made at the option of Mortgagee, o~ otherwise, as are made within twenty (20) yean from the date hereof, to the same extent
~ as if such future ad~ances were made on the date of ~e execution of this Mortgage, but such secured indebtedness shall not exceed
F -t any time ttie maximum principal amount of $ n a plus interest, and any disbursemenu made for the payment
E oT taxes, fevies, or insurance, on the Mortgaged Property, with interest on such disbursements. Any such future advances, whether
obligatory or to be made at the option of the Mortgagee, or otherwise, may be made either prior to or after the due date of the Note
or any other notes secured by this Mortgage. All covenanu and agreemenu contained in this Mortgage shall be applicable to all further
~ =_dvances made by Mortgagee to Maker under this future advance clause.
~ Should a~y of the above covenanu oe broken then the Note and all moneys secured hereby shall, without demand, if the
~ '~!ortgagee so elect, at once become due and Payable and this mortgage may be foreclosed, and all cosu and expenses of collection
and reasonable attorneys' fees, induding costs, expenses and reasonable attorneys' fees on appeal, if coltected by legal proceedings
~ through an attorney at law, shall be paid by the Maker, and the same are hereby secured.
