19. Acceleration; Remedies. I.ender shall gire notice to Borrower prior to acceleration followin~ RorrnNer's
breach of any corenant or agreem~nt in this Security Instrument (but not prior te acceleration under paragraphs 13 and 1~
unless applicable law prorides otherwise). The notice shall specify: (a) the default; lb1 the action required to cure the
default; (c) a date. not I~xs ths~n 30 days trom the ds~te the notice is given to Borrower. by which the default must be cured;
and (d) that faiture to cu~e the default on or before t6e date specified in the notice may result in acceleration of the sums
secured by this Security Instrument, foreclosure by judicial proceeding and sstle of the Property, The notice shall iurther
inform BorroMer of the right to reinstate after acceleration and the right to assert in the foreclosure proceeding the non-
existence of A default or xny other defense of Borrower to acceleration and foreclosure, if the default is not cured on or i
before the date specified in the notice, Lender at its option m,~y require immediate payment in full of all sums secured by '
this Security Instrument without further d+emxnd and m~ty foreclose this Securiry Instrument by judicial proceeding. ~
Lender shall be entitled to collect al) expenses ineurred in pursuing the remedies provided in this paragraph 19. including~ ~

20. Lender in Possession. Upon acceleration under paragraph 19 or abandonment of the Property, [.ender (b~ +

ren[s of the Property including those past due. Any rents calle~:ted by Lender or the receiv~er sha11 be applied first to

premiums on receiver's bonds and reasonable attorneys' fees, and then to the sums secured by this Seruriry lnstrumr~u.
21. Release. Upon payment of all sums secured by th~s Security Instrument, Lender shall rele:~se thiti Serurit~

22. Attorneys' Fees. As used in this Security Instrument and the Note, "attorneys' fees" shall in~lude an~~ ~ittorne~~s'
