WHEREAS, CITICORP REAL EST.ITE, INC., a DelaWare corpora[ion ("Mortgagee"),
is the ovner and holder of the Eo1loWing mortgage and security interests given
by DIXON TICONDEROGA COMPANY, a Delaware corpora[ion ("!iortgagor"):
Mortgage and Security Agreement dated ~tarch 8, 1984 and
recorded March 9, 1984 in Official Records Book 425 at
Page 2673; and Uniform Commercial Code Financing State-
ment recorded in Official Records Book 425 at Page 2)00,
Public Records of St. Lucie County, Florida (together,
the "Mortgage"); and
WHEREAS, Mortgagor has requested Mortgagee to release cer[ain property
hereinafter described from the lien and operacion of the Hortgage;
NOW, THEREFORE, Mortgagee, in consideration of the premises and the sum of
Ten ($10.00) Dollars and other good and valuable considera[ion, the receipt of
which is hereby acknowledged, does remise, release and discharge from [he lien
and operation of the ~tortgage unto Mortgagor, its successors and assigns, that
certain portion of the property encumbered thereby more particularly described
as follows:

T~ HAVE AND TO HOLD the same unto Nortgagor, i~s successors and assigns,
forever discharged of and from the lien af the *lortgage; provided always,
nevertheless, that nothing herein contained shall in anywise impair, al.ter or
diminish [he effect, lien or encwnbrance of the Mortgage on the remaining part
of such mortgaged property not hereby released.therefrom or any of the rights
and remedies of the holder thereof.
