this Mortgage, the Note and notcs securing Future Advances, if any, had no accettration occurred; (b) Borrower cures
all breacha of any other covcnants or agreements ot Borrower contained in this Mortgage; (c) Borrower pays atl reasonable
expen~ts incurred by Ltnder in enforcing the covenants and agreements of Borrower contained in t1~is Mortgage and in
t~forcing Lender's rtmedies as provided in paragraph 1$ hereof, including, but not limited to, reasonable attorney's fees; and
(d) Borrower takes such action as l.ender may reasonably require to assure that the lion oI this Mortgage. Lendec's interat
in the Proporty aad Borrower's obtigation to pay the sums secured by this Mongage shall continue unimpaired. Upon such
payment and cure by Borrower~ this Mortgage and the obligations secured hereby shall remain in full torre and effect u it
no acceleration had occur:ed.
20. Assi=mm ~l of Rents; Appointment of Receiver. As additionai security hereunder, Borrower hereby assigns to
Lender the rents of the Property, provided that Borrower shall, prior to accrleration under paragraph 18 hereof or abandon-
ment of the Property, havc the right to coll~ct and retain such rents u they become due a~d payable.
Upon acceleration under paragraph 18 herwf or abandonment o[ the Property, L.ender shaU be entitled to have a
receiver appointed by a court to enter upon, take possession o[ and manag~ the Property and to coltect the rentt of the
Property. including thost past dut. All rents collected by the receiver shal! be applied 5rst to payment of ihe costs of
management af the Proptrty ~nd collection of renis, including, but not limited to. reeeiver's fees, premiums on receiver's
bonds and reasonable attorn~y's fces, and then to the sums secured by this Mortgage. The receiver shall be liable to account
only for those rents actually received.
21. Future Advancis. Upon request by Borrowcr. Lender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advanc~s to Borrower. Such Future Advances, with interest thereon~ shall be s~cured by this
Mongage when evidenced by promissory notes stating that said notcs are secured hereby. At no time shall the principal
amou~t of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS 0. 00 .
22. Rdezse. Upon payment of all sums secured by this Mortgage. Lender shall release this Mortgage without chargt
to Borrower. Borrower shall pay ail cos2s of recordation. if any.
23. Attorney's Fees. As used in this Mortgage and in th~ Note, "attorney's fees" shalt include attorney's f~ts, if any,
which may be awarded by an appellate court.
