19. Acceleratioa; Remedies. Lender sh~ll give notice to Borrower p~ior to acceteration following Borrower's
breach of any coveaant or agreement in this Security Instrument tbut not prior to acceleration under p~ragraphs 13 and 17
unless applicable law provides othen?ise). The aotice shall specify: (a) the defauit; (b) the action required to cure the
default; (c) a date, aot less than 30 days from the date tbe notice is givea to Borrower, by which the default must be cured;
and (d) that failure to cure the detwult oa ar betore the date specified ia the notice may result in acceleration of the sums
secured by this Security lastrumeat, foreclosure by judicial proceeding and sale ot the Property. The notice shs~ll further
intorm Borrower of the right to reinstate after acceleration and t5e right to assert in the foreclosure proceeding the non-
existence ot a default or any other defense of Borrower to acceleration and foreclosure. If the default is not cured on or
before the date specified ia the notice, Lender at its option may require immediate ps~yment in full of all sums secured by
this Security Inshument wit6out further demaad s~nd may foreclose this Security Instrument by judicial proceeding.

21, Release. URon payment of all sums secured by this Security Instrument, Lender shall release this Sc~urity ~
Instrument without charge to Borrower. Borcower shall pay any recordation costs. (
22. Attorneys' Fees. As used in this Security Insirument and the Note. "attorneys' fees" shall include any attorne~~s' ~
fees awarded by an appellate court. ;
