19. Acceleration; Remedies. I.eeder shall glve aotice to Borrower prios to acceleration following BorroNer's
breach of any corenant or sgreement in this Se~curity Instrwnent (but not prior to acc~leration uader paragraphs 13 and 17
unless applicAble iaw prorides otherwise). The aotice sdall specify: (a) the default; lb) the action requi~ed to cure the :
default; (c) a date, aot less t6an 30 days from the dsite the natice is given to Borrower~ by which the default must be cured;
aad (d) that tAilure to cure the detault on o~ before the date specified in the notice may result in acceleration of the sums
secured by this Security Instrument, foreclosure by judlcial proceeding and sale of the Properly. The notice shall further
inform Borrower of the right to reinstate after acceleration and the right to assert in the foreclosure proceeding the non-
existence o[ a detault or Any other defense of Borrower to acceleration and foreclosure. If the default is not cured un or
belbre the date specified in thc eotice, Lender at its option may require immediste payment in full of 91d sums secured by
this SecuriEy Instrument without turthtr demand and may foreclose this Security Instrumeat by judicial proreedin~.
L.ender shaN be entitled to collect all ezpeases incurred in pursuing the remedies provided in this paragraph 19~ including~
but not limited to~ reasonable ~ttorneys' fees and costs of title evidence.
20. Lender in Possession. Upon acceleration under paragraph 19 or abandonment of the Proprrty, Lender (b~
judicially appointed receiver) shail be entitled to enter upon, take ~ssession of and manage the Proprrty and t~~ rcif lec:t thr
rents of the Property inciuding those past due. Any rents coltected by Lender or the recei~er shall be applic~i hrst ~u
pavment of the costs of managemer~t of the Property and collection of rents, including, but nut limited ta, rc~rivrr's fctis, ,
premiums on receiver's bonds and reasonable attorneys' fees, and then to the sums sec:ured by this Sc~ urity Inxtrument.
21. Retease. Upon payment of all sums secured by this Security Instrument, Lender shall release this S~~:urity
instrument without charge to Borrower. Borrower shall pay any recordation costs.
22. Attorneys' Fees. As used in this Security Instrument and the Note, "attorneys' fees" shall incfude an}~ attorney s'
fees awarded by an appei(ate court.
23. Riders to this Security Instrument. If one or more riders are executed by Borrower :~nd recorded together with
this Se~urity Instrument, the covenants and agreements of each such rider shall be incorFwrated intu and ,hall amend and
supplement the covenants and agreemems of this Seeurity Instrument as if the rider(s) ~~ere ~ part of this Securily .
