WARRANTY DEED
THIS WARRANTY DF1ED made the 22nd day of ApriZ A.D.,
1985 by FOREST A. CAPOBIANCO and LOUISE J. CAPOBIANCO, his wife,
hereinafter called the grantor, to JONN F. CAPOBIANCO and TAMMY
CAPOBIANCO, for their lives, the remainder to the heirs of the
body of JOHN F. CAPOBIANCO, whose postoffice address is Post I
Office Box 3503, Fort Pierce,Florida 33448,
hereinafter called the grantee:

WITNESSETH: That the grantor, for and in consideraticn of ~y~ li
the sum of $10.00 and other valuable considerations, receipt ~
whereof is hereby acknowledged, hereby grants, bargains, sells, ~ I
aliens, remises, releases, conveys and confirms unto the grantee, ~
all that certain land situate in St. Lucie County, Florida, viz:
The East 1/2 of the following-described property:
Lot 61, less the West 5 acres thereof, of WHITE CITY SUB-
DIVISION, as per plat thereof on f ile in Plat Book 1, Page
L
H 23 of the public records of St. Lucie County, Florida, which
G~ property is also described as the S 1/2 of ttie SW 1/4 of the
Q~ NW 1/4 of Section 4, Township 36 South, Range 40 East, less
the West 5 acres thereof, containing 12 acres, more or less,
and lying and being in St. Lucie County, Florida.

EXCEPTING THEREFROM all rights-of-way for public roads,
drainage canals and easements for public utilities.

It is the intention o£ this deed to convey to JOHN F.
CAPOBIANCO and TAMMY CAPOBIANCO, his wife, or to the survivor of
them, an estate for life, with remainder, per stirpes, to the
lineal descendants of JOHN F. CAPOBIANCO including those that are
not also lineal descendants of TAMMY CAPOBIANCO, such lineal
descendants in being subject to open and to take in, per stirpes,
other lineal descendants of JOHN F. CAPOBIANCO who come into
being during the continuance of the life estate, all pursuant to
Florida Statute § 689.17.
TOGETHER with all the tenements, hereditaments and appurte-
nances thereto belonging or in anywise appertaining.

, TO HAVE AND TO HOLD unto JOHN F. CAPOBIANCO and TAMMY
~ CAPOBIANCO, a life estate in them and into the survivor of them,
the remainder in fee simple forever to the lineal descendants of

JOHN F. CAPOBIANCO, their heirs, legal representatives, and assigns.
AND, the grantor hereby covenants with said grantee that the
grantor is lawfully seized of said land in fee simple; that the
grantor has good right and lawful authority to sell and convey
said land; that the grantor hereby fully warrants the title to
said land and will defend the same against the lawful claims of
all persons whomsoever; and that said land is free of all encum-
~ brances, except taxes accruing subsequent ta December 31, 1984.
