intorm Borrower of the right to reinstate after acceleration and the right to assert in the foreclosure proceeding the non-
existence of a debult or any other defense of Bonower to accelerAtion and foreclosure. lf the default is not cured on or
belbre the date specified ia the notice, Leader at its optioe msy require immediate payment in fuil of ali sums secured by
this Security Instrument without turt6er demand and may foreclose tbis Security Instrument by judicial proceeding.
I.ender shall be entitled to coilect all expenses incurred ia pursuing the remedies provided in this paragraph 19. including,
but not limited to, ressonable attornpys' tees and costs of title evidence.
20. I.ender in Posspssion. Upon acceleration under paragraph 19 or abandonment of the Property, Lender (by
judicially appointed receiver) shall be entitled to enter upon, take posse~ssion of and manage the Property and to collect the
rents of the Property inctuding those past due. Any rents collected by Lender or the receiver shall be applied first to
payment of the costs of management of'the Propeny and coltection of rents, including, but not limited to, rc~eiver's fec~,
premiums on receiver's bonds and reasonable attorneys' fees, and then to the sums secured by~ this Security lnstrument.
21. Release. Upon payment of all sums secured by this Security Instrument, Lender shall release this Serurity
instrument without charge to Borrower. Bnrrower shali pay any recordation costs. ,
22. Attorneys' Fees. As used in this Security Instrument and the Note, "atrorneys' fet~ ' shall include any attorneys'
fees awarded by an appellate coun.
23. Riders to this Security Instrument. If one or more riders are executed by Borrow~er and recorded together w•ith
this Security Instrument, the covenants and agreements of each sur.h rider shall be incorFwrated into and shal) amend and
