23. If the total sum with interest at the rate ~

prescribed by law and all costs of this action accruing
subsequent to this judgment are not paid within three days
from this date, the C1erk of this Court shall sell the
prooertv at public sale on , 1985, at 11:00 a.m. , to
the highest bidder for casb, except as set forth hereinafter,
at the ~ door of the courthouse in St. Lucie County in

, Florida, in accordance wi_th section 45.031,

24. Plaintiff shall advance all subsequent costs o~ this
action and shall be reimbursed for them by the Clerk if
plaintiff is not the purchaser of the property at the sale.
If plaintiff is the purchaser, the Clerk shall credit
plaintiff's bid with the total sum with interest and costs f
accruing subsequent to this judgment or such part of it as is }
necessary to pay the bid in full. If plaintiff is not the
suc~essful bidder, the successful bidder shall pay in addition
to the amount bid, the Clerk's fee and the documentary stamps
due on the certificate of title. ~

25. On filing the certificate of title the Clerk shall ~

distribute the proceeds of the sale and all proceeds deposited ;
by the Receiver, if any, pursuant to paragraph 26 herein, so ;

far as they arQ sufficient, by paying to the plaintiff: '
first, all of plaintiff's costs; second, documentary stamps i
affixed to the certificate; third, plaintiff's attorneys' !
fees; fourth, the total sum due to plaintiff less the items
