Acceleration; Remedies. l.endtr shall gire notice to Borrower prior to acceleration following Borrower's breach oi any corenant or agreeme~t in this Security lnstrumeat (but not prior to acceleration under paragrpphs 13 and 17 ualess applicable taw prorides otherr?ise). 'I'he notice shall specify: (a) ti~e default; (b) the sction required tu cu~e the default; (c) a date, not less than 30 days from the date the aotice is given to Borrower, by which the default must be cured; suid (d) that [ailure to cure ihe default oa or before the date specified in the notice mav result in ncceleration of the sums secured by this Security Instrument, foreclosure by judicial proceeding and sale of the Property. The notice shall further inform Borrower of t6e right to reinstate after acreleratinn and the right to assert in the foreclosure proceeding the non- ezistence ot a default or any other defense ot Borrower to acceleration and foreclosure. Lender in Possession. Upon acceleration under paragraph 19 or aba~idonment of the Property, Lender (by judicially appointed receiver) shalt be entitled to enter upcm, take possession of and manage the Property and to collect the rents of the Property including those past due. Any rents collected by Lender or the receiver shall be applied first to _ payment of the costs of mana~ement of the Property and collection of rents, including, but not limited to, receiver's fees, ~ premiurr.s on receiver's bonds and reasonable attorneys' fees, and ihen to the sums secured by this Security Instrument. 21.
