I.ender sfiall give notice to Borrower prior to acceleration following Borrow~er's breach of any covenant or agreement in this Security Insteume~t (but not prior to acceteration under paragraphs i3 and I7 unless applicabie I~w provides otherwise}, 1'he notice shatl specify: (a) the default; (b) the action reQuired to cure the default; (c) a date, not less than 30 days from the date the notice is given to Borrower. by which the default must be cured; and (d) that failure to cure the defauit on or before the date specifled in the notice may result in acceleration of the sums secured by this Security Instrument, foreclosure by judicial proceeding aad sale of the Property, The notice shall furtWer ~ inform Borrower of the right to reinstate after acceleration stnd the right to assert in the foreclosure proceeding the non- existence of a default or any other defense ot Norrower to acceteration and foreclosare. Lender in Possession. Upon acceleration under paragraph 19 or abandonment of the Pro~rty, I.ender (by a judiciaNy appointed receiver) shall be entitled to enter upon, take Ex~ssession of and manage the Pro~rt~~ a~~d to coll~~t the rents of the Property ij~cluding those past due. Any rents collected by Lender or the receiver shall be applied first to payment of the costs of management oi'the Property and collection of rents, including, but not limited to, rec:ei~~er's fees, ' premiums on receiver's bonds and reasonable attorneys' fees, and then to the sums secured by this Securit}~ lnstrument. ~ 21. Release. Upon payment of all sums secured by this Security Instrument, Le~der shall release this Securit}• Instrumeni without charge to Borrower. Borrower shall pay any recordation costs. , 22. Attarneys' Fees. As used in this Security Instrument and the Note, "attorne}•s' fees" shall include any attorne}~s' fees awarded by an appellate court. 1 23. Riders to this Seeurity Instrument.
