19. Acceleration; Remedies. I.ender shall give notice to Borrower prior to acceleration followinR Horruwer's
b~each of any cove~ant or ~greement in t~is Security Irtstrument (but not prior to accelerxtian unde~ paragraphs 13 and 17
unless applicable taw provides otherwise). The notice shali specity: (a) the default; Ib) the action required to cure the
default; lc) a date, aot less than 30 days from the date the notice is given to Borrower, by which the default must be cured;
and (d) thst failure to cure the default on or before the date specified in the notice may result in acceleration of the sums
secured by this Security Instrument. toreclosure by judicial proceeding and sale o( the Property. The notice shall further
inform Borrower of the ~ight to reinstate after acceleration and the right to assert in the forecloSUre proceeding the non-
existence ot a default or any other defense of Bor~ower to accelerstion and foreclosure. If the default is not cured on or
befvre the date specified in the notice. Lender at its option msy require immediate payment in full of all sums secured by~
this Security Insirument without further demand and may foreclpse this Security lnstrument by judicial proceedin~.
